60 Rawabi is one of the residential projects inside the Golf City compound in Obour City, close to Gate 2 and next to the mosque, overlooking the main golf street and the golf course on one side, and Districts 7 and Orabi on the other. Position inside a compound is not a detail: being near a gate means faster entry and exit at peak hours, and a view over the course means an open frontage that will not be built out later. The immediate surroundings include the banks area, Carrefour, the mall and the club, so daily errands are a short walk or a few minutes by car. At city level the project is minutes from Heliopolis, Cairo International Airport, the Fifth Settlement and Shorouk via the main axes. When you visit, ask which gate is nearest and which way the unit faces — not about the compound in general.

Golf City is a compound of roughly 500 feddans with golf courses and extensive green space, of which Ouda Developments has built more than 200 feddans over the years. The units available inside it are ready for immediate handover and include apartments, duplexes, townhouses and standalone villas from 150 to 500 square metres. Price per square metre runs between EGP 25,000 and 28,000 in cash, and EGP 30,000 to 34,000 on instalments, depending on the unit, the floor and the area, with a payment plan of 50 percent down and the balance over up to 24 months. What a golf-course view is actually worth

A view is priced in every property market, but its real value rests on two questions: is it permanent, and is it maintained.
