Hotel Units — Golf City Al-Obour
The hotel units in Golf City are a different proposition from ordinary residential apartments: smaller, equipped units aimed mainly at short stays or at buying to let.
A hotel unit as an investment: what to count
The real return is not the annual rent divided by the price. The honest calculation subtracts first: maintenance, management fees, vacant periods (typically a month or two a year in newer areas), periodic refurbishment and any tax due — and divides what is left by the total invested, finishing and furniture included.
Before buying to let, decide who the tenant is: workers from the industrial zone, students, or staff commuting into Cairo? Each group wants a completely different unit. An equipped hotel unit suits short stays and temporary relocations best.

Before you buy any delivered unit — 4 questions
- Exactly where the unit sits inside the compound. A unit on a main axis and one set back in the interior differ in daily convenience, in outlook, and in what they fetch on resale.
- The state of the utilities today, not on the master plan. Ask about electricity, water, drainage, street lighting and roads as they stand now. A zone whose utilities are complete is years ahead in practice.
- Who manages the compound after handover. Facility management is what protects the value of your unit at five and ten years. Ouda's Golf City projects are managed in partnership with Bravo of Saudi Arabia.
- Dates written into the contract. Any commitment that is not written down does not exist. Delivered units settle the question outright — you inspect and you take possession.
