Obour or the Fifth Settlement?
The price gap is large and obvious. A finished square metre in the Fifth Settlement starts around EGP 55,000 and reaches 85,000 in prime locations. The same budget in Obour buys you roughly double the space — or a completed unit with immediate handover instead of one on paper.
When is the Fifth Settlement the better choice? If your work or your children’s schools are there, or if you’re buying as an asset in a market with more resale liquidity. The Fifth Settlement has a more active resale market — that’s simply true.
Obour or El Shorouk?
This one is closer, and honesty matters: parts of Shorouk are genuinely cheaper than Obour. The city average is around EGP 29,800, and some districts sit between EGP 17,000 and 19,000 per metre.
So the difference isn’t price — it’s the product. Shorouk’s lowest figures are typically for ordinary housing outside serviced compounds. Compare compound to compound and the gap narrows sharply.
Obour’s real edge is position: at the city entrance on the Cairo–Ismailia desert road — minutes from Heliopolis, and closer to central Cairo than Shorouk.
What the table doesn’t show
The most important difference isn’t price per metre at all: does the unit exist yet?
At Golf City and Isis Cairo the units are completed and occupied — walk the apartment, measure the rooms, meet the neighbours before paying anything. Comparing that with an off-plan unit handing over in 2030 isn’t a fair comparison, even at a similar price per metre.
Three questions to ask any project
- How many units have you actually delivered in this city? If there’s no published number, that’s an answer in itself.
- Can I visit a completed unit today?
- Are these terms written into the contract? Ask for them in writing before signing.

Compare cities at the same stage of maturity
The most common mistake in this comparison is putting cities at different stages of development on the same ruler. Obour City is complete and lived in, with services that have been running for years and units ready for immediate handover. New Obour is a separate city under the New Urban Communities Authority in Qalyubia governorate: roughly 59,000 feddans in total with an urban cluster of about 22,000, developed in successive phases eight through eleven, each at a different stage of maturity. The Fifth Settlement and Shorouk are older cities where much of the build-out is finished, and that shows directly in price per square metre. A fair comparison therefore holds the stage constant: a finished unit against a finished unit, or an off-plan unit against an off-plan unit — never one against the other.
Three numbers that settle it
Once the comparison is set up fairly, three numbers decide it. First, the built ratio of the specific project — the share of land actually built on. At Canary it does not exceed 25 percent across 15 feddans, with 26 buildings of ground plus four floors. Second, the delivered record inside that same city rather than elsewhere, because meeting deadlines depends on the local contractor and on how ready the local utilities are; Ouda has handed over 1,065 units in Obour between 2020 and 2026. Third, the contractual handover period written into the contract — three years from the contract date at Canary, or immediate handover at Golf City and Isis Cairo. All three can be verified before you pay. Forecasts of future price growth cannot.
