Introduction
In the Egyptian property market, the easiest thing a company can do is print a brochure and commission a render. The hardest thing is to deliver.
Ouda Developments has been working in El Obour City for more than 25 years, and has handed over more than 1,000 residential units to its clients in that time. Those buildings are standing and occupied today — you can visit them, see how they have held up over the years, and speak to the people living in them.
This page explains what we build on, and how to judge us by objective standards.
A track record you can walk through
More than 1,000 residential units delivered
That figure is not a marketing estimate. These are units handed over to clients under contract, in a single city, across a quarter of a century.
Our standing projects in El Obour
Golf City — a compound across 200 acres. Standing, occupied and maintained for years. If you want to see the level of our construction and maintenance after real use, this is where to look.
Districts 6 and 7 — dozens of delivered residential buildings. The first real test of our commitment to quality and deadlines.
Isis Cairo — on the Cairo–Ismailia desert road.
Sondos · Safari · Morouj · Yasmin — a diverse portfolio in which every residential product type has been tested.
Product diversity
Residential buildings, integrated compounds, golf communities. Every product type we offer has been built before — we do not experiment at a client’s expense.
The Egyptian–Saudi alliance
Bravo holds a 50% equity stake
Bravo Saudi Arabia is not a contracted service provider — it is a 50% equity partner. Its capital and its vote sit on the board, and its chairman, Eng. Saad Al-Malki, is a founding partner of Ouda.
The distinction matters: a contracted supplier’s interest is to reduce its own cost. A partner’s interest is for the project to succeed.
Bravo’s experience
- More than 30 years in the Saudi market across contracting, operations and maintenance
- 19 sovereign government projects in the last five years worth more than SAR 1.75 billion
- Clients including the Saudi Ministries of Defence, Interior, Justice and Sport, the National Guard, and major sports clubs
- ISO 9001, 14001 and 45001 certifications for quality, environment and safety
What this adds for our client
Double quality control — the Egyptian team builds, and the Saudi partner audits execution against its own standards from day one.
Sovereign-standard management after handover — a well-run compound holds its value, while a neglected one costs you more than any saving on the purchase price.
Real financial solvency — direct Saudi investment means construction does not depend on client instalments.
Our construction philosophy
Engineering before decoration
Flat slab ceilings with no protruding beams — reconfigure your unit’s layout at any time, opening or closing walls freely.
Certified soil and foundation studies before the first pour of concrete.
Compliance with the Egyptian seismic code, with concrete specified to resist salts and humidity.
Complete thermal and waterproof insulation — lower electricity consumption and zero damp problems.
Structural design by leading engineering consultancies — not drawings from a small office.
Low density as a rule
Our projects commit to low built ratios and low-rise buildings. In Canary, for example: a built ratio not exceeding 25% across 15 acres, with heights of ground plus four floors only.
Low density is not a luxury — it determines your daily quality of life and your long-term maintenance costs.
Maintenance is designed with the building
Material selection and maintenance access are decided at the drawing stage, so that running costs for the owner stay lower after handover.
Transparency in contracting
Every cost disclosed upfront
Unit price, payment plan, maintenance deposit, handover period — all written into the contract before signing. Nothing appears at handover.
Contracts without elastic language
Technical specifications, finishing schedules and handover periods are defined in writing. Vagueness in a contract is the root of most disputes in this market.
We encourage you to check
Site visits to the project and to our delivered work, with documents open for inspection before any commitment. A company confident in its work does not fear scrutiny.
Clean land and clear title
Our project land is officially allocated by the state within the city’s approved masterplan. This is not a legal technicality — it is the difference between a unit you can register and one that stays in limbo.
A long-term plan
A publicly announced investment plan exceeding EGP 50 billion between 2026 and 2029, covering new residential and commercial projects in El Obour.
A developer with projects ahead of it has every reason to protect its reputation. One selling its last project and closing does not.
How to judge us
Before dealing with any developer — including us — ask these questions:
- Show me a building you have delivered that I can visit. If the answer is a render, that is an answer.
- Who will manage the compound after handover, and to what standard?
- What is the built ratio? That number determines your daily quality of life.
- What are the total costs, including the maintenance deposit?
- Is the handover period written into the contract, or just stated?
We are prepared to answer all five with documents.
